Starting in 2026, one million property owners in settlements with fewer than 1,700 residents across the Greek islands and mainland (excluding Attica) will see a reduced ENFIA tax — in many cases by more than 50%.
For taxpayers living in small settlements, ENFIA will be reduced by 50% in 2026 and will be fully eliminated from 2027 onward.
The measure applies to primary residences with an objective value of up to €400,000, while higher bills will be issued to those who purchased a home in 2025 or legalized an unauthorized building, as these will be included for the first time in the 2026 assessment.
The ENFIA bill for 2026 — amounting to about €2.3 billion — will be sent to more than 7 million property owners in March 2026.
The discount may exceed 50%, since owners who have insured their primary residence against natural disasters will receive an additional 20% reduction.
At the same time, taxpayers who already receive a 50% ENFIA discount due to income or asset criteria will see further relief on their new bill.
The total ENFIA bill for 2026, around €2.3 billion, will be sent to more than 7 million property owners in early March 2026. Payment will be made in 12 monthly installments.
Additionally, no ENFIA tax will be charged to households with three or more dependent children, as well as to individuals with a disability rate above 80%.
