The posting of ENFIA (Unified Property Tax) settlement statements began yesterday [1], [2], enabling property owners to view the amount they need to pay in their account (myAADE) and on myAADEapp.

Payment can be made in 11 installments, starting April 30th and ending February 28th, 2025. For the majority of approximately 7.3 million people who received the tax settlement, the bill remains unchanged from 2023.

ENFIA (Unified Property Tax) is determined by the real estate property owned by an individual as of January 1st of each year, utilizing property data listed in E9 for calculation.

Taxpayers can view their bill on the online platform Taxis (accessible through the myAADE digital portal) by following these steps:

  • Access the myAADE home page
  • Click on the “Applications” window.
  • Select “Popular Apps”.
  • Choose “E9/ENFIA Declaration”.
  • The page containing ENFIA and E9 will open, where entries are made with Taxis codes.
  • Select the year 2024, and the ENFIA 2024 statement will appear.

In the coming days, AADE will open the platform for E9 amending declarations, based on which a new settlement can be made for the ENFIA amount.

Taxpayers who find that the declaration is “inflated” due to errors and omissions will have the opportunity to correct the descriptive data of their properties and reduce the tax from 20% to 90%.

Attention to data is required for the following:

  • the floor the property is on
  • rights in rem
  • percentages of co-ownership,
  • surface area,
  • how old or new the property is
  • whether they are vacant or unfinished buildings and
  • buildings within plots of land.
