New increases in property prices in Athens and Thessaloniki occurred in the first quarter of 2025 due to the “Spiti Mou 2” program, which offers housing loans with low interest rates for first-time homebuyers, based on income criteria.
The main reason for this increase is that property owners are raising prices significantly to capitalize on the sharp demand created by the program, according to “Kathimerini.”
In central Athens, prices increased by an average of 11.8%, reaching €2,317 per sqm, while in the municipality of Thessaloniki, prices rose by 12.6%, reaching €2,558 per sqm. In the eastern suburbs of Athens, property prices increased by 9.5%, from €2,083 per sqm to €2,280, while in the western suburbs, they increased by 9.3%, from €1,880 per sqm to €2,055 per sqm.
The most expensive area in Attica is Vouliagmeni (€7,273 per sqm), and in the municipality of Athens, it is Kolonaki (€5,000 per sqm).
Significant increases in sale prices are also recorded in the southern suburbs, with a rise of 9.2%, reaching €4,000 per sqm, while in the northern suburbs, the increase was 7.4%, reaching €3,220 per sqm.
Nationwide, the average sale price of homes has risen by 8.8% compared to the same quarter in 2024, and by 3.1% compared to the fourth quarter of 2024.
As for rents, average rental prices have increased by 6.7%, and compared to the previous quarter, they rose by 3.7%. In central Athens, rents reached €11.15 per sqm.
